NEW YEAR, NEW HOME…

Statistics show that the average residential property prices in Scotland rose by 3.7% with the highest property prices being in the City of Edinburgh, averaging £266,118.

The question is, how can you use those stats to your advantage, get your property on the market and potentially sell your home for over the asking price and quicker too.

You do that by being proactive because there is more to selling a home than just putting up a for sale sign.

Home staging is how you can set up your home to achieve the maximum selling price and potentially sell it faster.

WHAT IS HOME STAGING?

Home staging is how you prepare your home to be sold, with the sole intention of making it as appealing as possible to the highest number of potential buyers. Before you prepare your home for selling, it helps to know a few things about what buyers may be looking for. It also helps to ensure you have additional storage space on hand to deal with your excess belongings. Top Box Self Storage provide Safe and Secure Storage Containers which could be of benefit during this transition.

Before staging your home to be sold, identify the areas outside and within that you may want to emphasise to potential buyers because the intention is to let them imagine themselves being able to live in the property from the very first impression.

With that in mind, here are…..

5    TIPS YOU NEED TO KNOW WHEN STAGING A HOME FOR SALE

  1. Always be thinking of First Impressions

Even before a viewing appointment is set or any interest in a property is expressed, it’s not unusual for potential buyers to drive or walk around a neighbourhood to get a feel for the area. The outside of the property needs to be inviting as first impressions are made in a split second, more so if there is anything negative as that will affect the mindset of the buyers.

Before a home is advertised for sale, get the garden presentable. Clean the driveway, remove any weeds, give the fence a fresh coat of paint then then turn your attention to how your home looks beyond the garden. Wash the windows including the frames and doors and for the staging part, place a potted plant or two on the doorstep. Think about polishing up the brass letterbox and perhaps install a new house number plaque or name plaque so the property is easy for potential buyers to find.

  1. Neutralise the Colour Schemes in all your Rooms

Neutral colours are appealing to both sexes but there is another reason that make light beiges, magnolia or a taupe shade of paint the go-to colours for home staging and that is because they can make rooms feel larger than they are. Light colours add an air of elegance to rooms. Add light into rooms and emphasise it with mirrors and you can completely transform the feel of a room.

For the bedrooms, have new bedding and accessories at the ready to put on display the day before any viewing appointments.

Of course, for a room to benefit from feeling larger, decluttering is a must. You can maximise the space in each room by removing any furniture that is not a necessity and place it safely in a self-storage container.

  1. Updating Small Kitchen Appliances

The kitchen will be one of the most used rooms in a home and most buyers will prefer to make their own adaptations so there is no need to renew the entire kitchen. What makes a huge difference though is having updated smaller appliances such as a kettle, microwave, toaster etc. and utensils on display by using a wall hanging kit or a stand on the worktop. Once you are ready to move into your new home these items can always be taken with you.

  1. Declutter Everywhere

Every home can benefit from the occasional decluttering but for those getting their home ready for sale a deep declutter will go a long way. There will be items in cupboards, on shelves, above wardrobes, beneath beds and any other nook and cranny around the home that you and your family use to keep items of significance. Some items may include vases, documents, CD’s, DVDs and maybe even an old VHS collection. Larger items such as unused furniture, home gym equipment including treadmills, upright cycles etc. take up valued space and are best put somewhere for temporary storage. All these items can be packaged and placed in a secure self-storage container which will free up some much-needed space around your home. The more space that is available, the more a buyer’s interest could be piqued.

  1. Let a Little Sunshine into all your Rooms

Once you have decluttered around your home, pay some attention to the natural light that enters a room because photos are always better taken in natural light. If you have large pieces of furniture such as display cabinets that block some of the sunlight, it may be an idea to move those bulky items to a more suitable area that will not obstruct light. Alternatively, if the item is not needed, it can be stored in a self-storage container.

Part of home staging is moving your belongings out the property, so it is also getting you and your family an early start on moving home.
